From June 1st to August 31st, each property team will dive into an electrifying series of monthly challenges aimed at supercharging leasing performance, fostering collaboration, and injecting a hefty dose of fun into your daily routine! Every month will spotlight a vital aspect of our operations, and you’ll earn points for accomplishing tasks, hitting targets, and showcasing your team spirit.
Here’s what’s in store:
Prepare for a thrilling 4-part challenge each month! We’ll keep a close eye on points weekly, with winners revealed at the end of each month.
Scorecards & Tracking:
The Operations team will track points weekly and send out standings every Monday morning so you can see where your team stacks up.
Leasing Challenge:
🎉 **Score BIG!** Earn 5 points for having the property with the highest daily completion score! And that’s not all—if your monthly average daily completion score tops 95%, you’ll snag a bonus of 10 points!
Maintenance Challenge:
🚀 **Speed Matters!** Grab 5 points by achieving an average turnaround of less than 1 day! Plus, if you lead with the highest number of completed work orders for the month, you’ll score an extra 2 bonus points!
NOI Challenge:
💰 **Make it Count!** Hit your monthly budgeted NOI and earn 5 points! But if you exceed that budget by over $5K, prepare to celebrate with a whopping bonus of 10 points!
ROI Challenge:
📈 **Optimize & Win!** Achieve your monthly budgeted ROI and score 5 points! If you surpass it by over $5K, you’ll walk away with an incredible bonus of 10 points!

In fact, the National Fire Prevention Association reports around 8,800 home fires caused by grilling annually!
The bright side? You have the power to keep your summer memorable for all the right reasons! - Here’s a crucial safety tip: never even think about grilling indoors! Those invisible carbon monoxide fumes can be deadly, so let the great outdoors be your culinary playground.
- To keep the grilling fun going, give your grill some love with regular cleanings and maintenance. Check all the parts often to ensure everything is in tip-top shape before you sizzle up those delicious meals.
- And remember, a hot grill is a hot ticket! Never leave it unattended, and keep the kids at a safe distance while you unleash your grilling genius.

- And remember, never store a filled propane tank in a hot car or trunk, and make sure to refill propane tanks as your last stop before heading home. Finally, always keep those propane tanks upright and outdoors.
As always, please remind your residents about the Community Regulations regarding grills and flammable materials. All grills and related items (including charcoal, lighter fluid, etc.) may not be stored in or around the apartment building and must be kept at least 10 feet away from any structure. If your community provides gas or charcoal grills for residents to use, please be sure to remind them of the safety rules. Utilizing e-blasts, text messages, and clear signage is essential for effectively communicating this information to your residents.
