We worked hard, celebrated often, and continued to grow together along the way. As we reflect on the past year, we are proud of what we achieved and energized by what lies ahead in 2026.
Company News & Happenings
Throughout 2025, StoneRiver continued to build momentum across every facet of the organization, marked by strategic growth, operational improvements, and meaningful milestones that strengthened our platform.
- StoneRiver was proudly recognized as a leader in workplace excellence, earning placement on both the Best Places to Work in Multifamily® list and the Best Places to Work in Multifamily® for Women list. These honors reflect the culture we continue to cultivate and the people who bring it to life every day. This recognition would not be possible without the dedication, collaboration, and commitment of our teams across the organization.
- In support of our growing development platform, the Accounting team successfully implemented Construction Management software in 2025, providing enhanced visibility, improved efficiency, and stronger financial controls across development projects.
- On February 24, StoneRiver announced the initial equity closing of StoneRiver Investment Fund III, marking another important step forward in the firm’s investment strategy. Shortly thereafter, on March 13, Fund III completed its first acquisition with the purchase of 198 Milltown Apartments, a 288-unit community in Burlington, North Carolina. This acquisition represented a strong start for the fund and reinforced StoneRiver’s continued expansion in high-growth Southeastern markets.
- Operational excellence was on display throughout the year. During the first quarter, Concord Ridge’s pool received a complete transformation with new plaster and tile, enhancing the resident experience just in time for the warmer months.
- Momentum continued in July with the announcement of the initial equity closing of the StoneRiver GP Fund on July 17. The GP Fund was formed to offer investors the opportunity to invest alongside StoneRiver in Class-A multifamily developments while participating in GP economics, further aligning investor and sponsor interests.
- Asset Management delivered another key success during the second quarter by completing the refinancing of Inverness Cliffs, strengthening the asset’s financial position and long-term performance.
- Leasing achievements also highlighted the year. For the first time since its acquisition in 2023, Concord Ridge reached 90% leased during Q2, reflecting focused leasing efforts and strong market demand. In the third quarter, Vital’s lease-up gained impressive traction, reaching 85% occupancy, and the team closed the year at 88% occupied and 90% leased.
- In September, SRPM proudly resumed management of Pecan Springs, reuniting with a familiar community and welcoming the team back into the StoneRiver family.
- Property enhancements continued throughout the portfolio. The WildForest model received a thoughtfully executed design upgrade in Q3, elevating the look and feel of the homes. During the fourth quarter, Inverness Cove refreshed its pool deck with all new furniture, creating an inviting space for residents to enjoy.
- December brought several notable achievements to close out the year. Magnolia Grove recorded its highest net rental income of the year, a significant accomplishment during a traditionally challenging month. At the same time, WildForest renovation work officially began, launching a comprehensive exterior transformation that includes siding replacement, window upgrades, and fresh exterior paint across all buildings.
- Together, these milestones reflect a year of disciplined execution, strategic growth, and continued investment in our people, properties, and communities. As we look ahead, the foundation laid in 2025 positions StoneRiver for another strong year of progress and opportunity.

Special New Year Section
It’s the new year, and that means a new you! Right? Every year, millions of people set New Year’s resolutions, but most are abandoned by February. How do we stay on track and meet the goals we so desperately want to achieve? First, raise your hand if you set the same goals every year. I bet a lot of people are raising their hands. We don’t set goals we don’t want to achieve. We set goals with no plan, no meaningful purpose behind them, and with “loopholes.” This year, I want to help you achieve your goals, and to do that, we have compiled the top tips for motivation, money, mental health, productivity, and more!
Motivation: Small Sparks, Big Momentum
- Set one “non-negotiable” win for each day. Progress loves consistency more than perfection.
- Anchor goals to purpose. Ask “why this matters” before “how fast can I do it.”
- Track effort, not just outcomes. Showing up counts.
- Borrow energy from others. Collaboration fuels motivation faster than isolation.
- Celebrate progress early. Momentum is built, not waited for.
Money: Calm, Confident Financial Habits
- Automate the boring stuff. Savings and bills should run quietly in the background.
- Create a simple buffer. Even a small emergency fund reduces daily stress.
- Know your “top three” expenses. Awareness is power.
- Spend intentionally, not impulsively. Ask: “Will future me thank me for this?”
- Review once a month. No judgment. Just clarity.
Mental Health: Sustainable Energy, Not Burnout
- Protect your focus. Silence notifications when deep work matters.
- Name your stressors. What’s named can be managed.
- Build a recovery ritual. Walks, journaling, quiet coffee, or fresh air count.
- Ask for help sooner. Strength includes support.
- Remember: rest is productive. It fuels everything else.
Productivity: Work Smarter, Finish Stronger
- Start with the hardest task first. It clears mental space for the rest of the day.
- Limit your daily priorities to three. More than that dilutes focus.
- Batch similar tasks. Fewer context switches, better output.
- Schedule thinking time. Strategy deserves a calendar spot too.
- End each day by planning tomorrow. Your future self will thank you.

Wellness Challenge
The New Year is here, and it is a great time to set ourselves up for success. Many people make resolutions to encourage healthier decisions and habits in the New Year, and, just as in previous years, we want to encourage each of our associates to have a healthier 2026. We are launching our Fifth Annual Activity Challenge in March and will be sending out team information in February, so put on your favorite sneakers and get ready to log some steps! There will be lots of encouragement sent and rewards to earn, in addition to team and individual winners. More details are coming, so keep an eye on your inbox!
